Peter Goedecke

Peter Goedecke has been active in commercial real estate finance since earning his MBA from Stanford University in 1973 (43 years and counting).  He co-founded Fowler, Goedecke & Co., Inc. in 1974, participated in its acquisition of Leggat McCall & Werner Financial Corporation in 1981 and subsequent growth as Fowler Goedecke Ellis & O’Connor, Inc. to become the Northeast’s largest privately-held mortgage banking firm.

Coincident with the sale of FGEO to Amresco in 1998, Peter bought out of the required non-compete agreement and founded Goedecke & Co., LLC to carry on the mission of its predecessor:  the confidential provision of advice free of conflicts of interest leading to the arrangement of real estate financings optimized for the client and the investor, not the intermediary, with a concentration on New England assets.

In conjunction with founding and running the two firms, during his career Peter has successfully arranged literally billions in financing for virtually every type of income producing real estate, under nearly every conceivable financial structure.

Peter and his wife reside principally in Cohasset, Massachusetts, but spend time in the Pacific Northwest with their two children and three grandchildren.

Shawn Herlihy

Mr. Herlihy is based in Boston and concentrates on arranging acquisition, construction, and permanent financing on a wide spectrum of property types including office, retail, industrial, apartments, hotels, and student housing.  In his 20+ year financing career, Mr. Herlihy has closed transactions in excess of $4.5 billion.  In addition to senior debt placement, Mr. Herlihy advises clients on joint ventures, equity placements, mezzanine loans and various other debt and equity related transactions.  Mr. Herlihy represents borrowers throughout the United States, with a significant focus on clients owning properties located in New England.

Prior to joining the Goedecke & Co., LLC in 2003, Mr. Herlihy served as a Director of Holliday Fenoglio Fowler’s (HFF) Boston Office from 1994 to 2003.  After earning his BA from the University of New Hampshire, Mr. Herlihy began his real estate career in the Leasing and Investment Sales Group at Leggat McCall/Grubb & Ellis in Boston in 1991.

Mr. Herlihy grew up in Winchester and currently resides in Wellesley with his wife, Linda, and their three sons.

Jeff Charneski

Mr. Charneski is a Principal of the company, based in the Boston office. Jeff has over 20 years of experience in the capitalization of commercial real estate, including placement of first mortgage loans, subordinate debt, institutional joint ventures and private equity. Over the course of his career, Jeff has advised his clients on virtually all property types and stages of development in every phase of an economic cycle.

After graduating from the University of Connecticut’s Center for Real Estate in 1995, Jeff began his career as an analyst in Meredith & Grew’s (now Colliers) capital markets group. Jeff left as a Vice President in 2003 to join Goedecke & Company and move into a production role. Based upon his success in this new role, Jeff was made a Principal of the firm in 2007.

Jeff grew up in central Connecticut moving to Boston after college. He currently resides in Sherborn, Massachusetts with his wife and twin daughters.

Bob Clifford, Principal, has over 23 years of experience in commercial real estate. Bob has been with Goedecke & Co., LLC since 1999.  He is responsible for originating both debt and equity transactions for all property types.  Prior to joining Goedecke & Co he served as an Associate Director of Holliday Fenoglio Fowler’s (HFF) Boston office and its predecessor firm Fowler, Goedecke, Ellis and O’Connor.

Bob received as BA from the College of the Holy Cross and an MBA from the D’Amore – McKim School of Business at Northeastern University and is a licensed Investment Advisor (63,24).

Ms. Morrell began her career in commercial mortgage banking at Fowler, Goedecke, Ellis & O’Connor in 1997.  She joined Goedecke & Co. in late 1998 (the company’s first employee).  Today, a Principal at Goedecke & Co., LLC, Christine is active in both production and servicing.

In a production capacity, Christine has helped structure, place and close a wide variety of transactions totaling in excess of $1.25 billion.  As the head of the servicing department Christine oversees all facets of loan servicing including payment processing, escrow administration, asset management and special requests.  Specific responsibilities include relationship management, new loan set-up, and bank account reconciliations.

Christine graduated from the University of Pittsburgh in 1997 majoring in Urban Studies with a concentration in City Planning.  Christine grew up in North Easton, MA and currently resides in Needham with her husband and two children.

Michael Surprenant

Mr. Surprenant is a Vice President in the Boston office with over 14 years of experience in commercial real estate finance.  He arranges debt and equity including permanent first mortgages, construction loans, mezzanine debt, joint venture equity, preferred equity and general partner equity. Mr. Surprenant has a specialty in financing ground-up residential and mixed-use developments, having arranged over $500 million in debt and equity for these asset classes.

Prior to joining the firm in 2008, Mr. Surprenant worked in origination roles for Bear Stearns and Northmarq Capital. He holds a BS from Boston College and a MBA from Bentley University.

Mr. Surprenant currently resides in Needham, Massachusetts with his wife, Joy, and son, Maxwell. Together they founded and run Catching Joy Inc., a 501 C-3 non-profit that promotes volunteerism beginning with young children, teens, and their families.

Tim Breda

Mr. Breda is a principal and Westport, CT office head. He concentrates on arranging acquisition, construction, and permanent financing on a variety of property types including office, retail, industrial, apartments and residential development.  A retail specialist, Mr. Breda has financed over 5.0 million square feet of retail centers with an aggregate debt amount over $500 million in the past six years.  He has been in the commercial real estate business for over 33 years.  In his 27+ year financing career, Mr. Breda has closed transactions in excess of $2.8 billion.  In addition to senior debt placement, Mr. Breda advises clients on joint ventures, equity placements, mezzanine loans and various other structured finance related transactions.  Mr. Breda represents borrowers throughout the United States, with a significant focus on clients owning properties located in greater metro New York area and New England.

Prior to joining the Goedecke & Co., LLC in 2008, Mr. Breda served as a Managing Director of Holliday Fenoglio Fowler’s (HFF) Westport and Hartford, CT Offices from 1999 to 2008.  He was also Vice President of Boston Mortgage Capital Corp. and Assistant Vice President of Old Stone Bank of Providence, RI.  After earning his BS from the University of Connecticut in Business Administration majoring in Finance and Real Estate in May 1983, Mr. Breda began his real estate career as a commercial real estate appraiser in the greater New Haven area in 1983.

Mr. Breda is a Board Member of the Real Estate Finance Association of Connecticut (REFA), a member of the International Council of Shopping Centers (ICSC) and an associate member of the Society of Office and Industrial Realtors (SIOR).  He is also a licensed salesperson in the State of Connecticut.

Ms. Cranna is based in Boston and assists in various aspects of loan servicing and portfolio management. Prior to joining Goedecke & Co., LLC in 2016 Caroline earned her Bachelor’s of Arts in Economics from Connecticut College. Throughout her course work at Connecticut College Caroline also spent a significant amount of time studying Art and Art History, minoring in Studio Art and receiving a certificate in Museum Studies.

Caroline is originally from Needham and in her free time enjoys running , reading, and painting.

Mr. Damigella has 25 years of experience in finance and real estate capital markets with a focus on structured finance, real estate finance, and transactions. He has been involved in raising multiple mortgage related investment funds along with the capitalization of a wide variety of property types valued in excess of $1 billion.

Mr Damigella, who spent nearly the first 10 years of his career with Lehman Brothers, advises clients on traditional and alternative funding strategies including: pooled investment vehicles, public or private REIT Structures, equity syndication, private placements, joint ventures, and other debt and equity related strategies.  Mr. Damigella has decades of direct experience with raising debt and equity for borrowers and investors in 30 states throughout the US with a focus on New England and Florida.

Mr. Damigella has an MBA from the Kellogg School of Management at Northwestern University and a Bachelor of Science in Business from Bentley University. He is a member of the Greater Boston Real Estate Board and is a licensed broker in Massachusetts.

Andy Elliot

Mr. Elliot is a Senior Associate in Production with nearly 10 years of commercial real estate experience. As Goedecke & Co.’s lead underwriter, he has assisted in structuring more than $3 billion in debt, equity, and joint venture transactions for nearly every property type and situation across the full business cycle. Mr. Elliot helps lead Goedecke & Co.’s research efforts to identify market opportunities and handles in-house data and technical capabilities. He has experience as a Portfolio Manager and assists in loan closings for CMBS and life insurance companies.

Andy earned his Bachelor’s Degree from Bentley University in 2008, majoring in Finance with a minor in Economics. He started at Goedecke & Co. as an intern in his senior year at Bentley before joining the firm as a full-time employee upon graduation.

Andy is originally from Hebron, CT and currently resides in Lexington, MA with his daughter. He is an active youth sports coach and enjoys playing soccer, hockey, and guitar.

Katie Fishbone

Ms. Fishbone is a Boston-based Senior Associate in production and a Portfolio Manager in servicing. On the production side, she assists producers in arranging acquisition, construction and permanent financing for their clients. On the servicing side, Ms. Fishbone is responsible for handling all aspects of loan servicing and administration for a $530 million portfolio.

Prior to joining Goedecke & Co., LLC in 2005, Ms. Fishbone held a number of positions at the Boston Redevelopment Authority between 2001 and 2005 including Project Assistant, Assistant Project Manager and Affordable Housing Portfolio Manager. Ms. Fishbone earned her BA from Colby College in 2001.

Ms. Fishbone grew up in West Newton and currently resides in Needham with her husband and three children.

Mr. Herlihy has over 16 years of commercial real estate experience.  He specializes in arranging acquisition, construction, and permanent financing on a wide spectrum of property types including office, retail, industrial, multifamily, hotel, student housing and self storage.  Over the past 16 years, Mr. Herlihy has closed hundreds of commercial real estate transactions totaling over $3.1 billion.  In addition to senior debt placement, Mr. Herlihy advises clients on joint ventures, equity placements, mezzanine loans and various other debt and equity related transactions.  Mr. Herlihy represents borrowers throughout the United States, with a significant focus on clients owning properties located in New England.

Prior to joining the Goedecke & Co., LLC in 2014, Mr. Herlihy worked for Sun Life Financial managing new loan originations in various markets across the United States.  After earning his BA in Political Science and a BS in Business Administration from Saint Michael’s College, Mr. Herlihy began his career with Grubb & Ellis Company in Boston as a leasing and investment sales real estate broker.

Mr. Herlihy currently resides in Reading, MA with his wife, Tara, and two children.

Peter Kenn

Mr. Kenn has over 15 years of experience in commercial real estate finance.  His interest in financing began with Eastern Bank’s credit training program and grew as he became a commercial real estate loan officer for the bank.  With this foundation, Peter transitioned to the mortgage banking business to broaden his experience with more varied transactions and sources of capital.

Over the last decade at Goedecke & Co., LLC Peter has underwritten and closed hundreds of transactions totaling in excess of $1 billion.  While the majority of these transactions are first mortgage debt placement with traditional lenders like banks and life insurance companies, Peter has also been active in structured finance and equity placement.  In addition to the transaction activity on the behalf of his clients, Peter takes a lead role in maintaining Goedecke & Co.’s long-standing relationships with capital providers throughout the country.

Peter graduated with a Bachelor’s Degree in Finance from Boston College in 1996.  He earned his CCIM designation in 2007.

Peter lives in East Bridgewater with his wife and two sons.  When he is not working, you will likely find him coaching his sons’ youth football or baseball teams.

Danielle Murray

Ms. Murray started her career at Goedecke & Co in 2000 and her primary role is as a Portfolio Manager for a $366 million life insurance company servicing portfolio. Ms. Murray is also the office manager for both the Boston and Westport offices, responsible for the server network, electronic security, telecommunications and IT Policy. She started her career in the Cushman and Wakefield property management group and has almost 20 years of commercial real estate experience.

Ms. Murray currently resides in Melrose with her husband and two children.

Mr. Parker is based in Boston and supports all producers in the financing of all property types.  He assists with assembling deals, from preliminary market research and financial underwriting through closing.

Prior to joining Goedecke & Co., LLC in 2017, Ryan held project management roles for large scale construction and development projects at both Bond Brothers and Jones Lang LaSalle.  He earned his Bachelors of Science in Civil Engineering from the University of New Hampshire in 2014 and is currently enrolled in the Boston University Real Estate Finance Program.

Ryan grew up in Salem, Massachusetts and in his free time enjoys the ocean, playing golf, and rooting for Boston sports teams.

Conor Reenstierna

Mr. Reenstierna is based in Boston and supports all producers in the financing of all property types.  He assists in assembling deals from their initial underwriting stages through their presentation to various sources.

Prior to joining Goedecke & Co., LLC in 2016, Conor earned his Bachelor’s of Science in American History from Bates College.  During his time at Bates, Conor competed on the baseball team, of which he was a Captain and was the recipient of the David Nash Award recipient—a player who embodies superior leadership on and off the field as well unparalleled work ethic—in his senior year.

Conor grew up in Lincoln and enjoys playing golf, hockey, and baseball.

Julia Treacy

Ms. Treacy is a Boston-based Senior Associate in Production.  Since joining Goedecke & Co., LLC in 2011, she has assisted in arranging approximately $1.25 billion in debt, equity, and joint venture transactions for clients requiring acquisition, construction, and permanent financings across a variety of property types. Julia is responsible for facilitating the financing process from underwriting through closing. She also contributes to the company’s marketing related efforts and has experience as a Portfolio Manager in Goedecke & Co.’s servicing department.

Ms. Treacy graduated valedictorian from Bentley University in 2009, earning her Bachelor’s Degree with a double major in Management and Global Perspectives and a minor in Law.

Julia grew up in Wakefield, Massachusetts and currently resides in Lynnfield, Massachusetts with her husband and two dogs.
